I think by now most people have come to understand that automated home values are close to worthless.  There is just no way for an algorithm to know if a home has a new kitchen, an outdated master bath, a basement with water issues, deferred maintenance, or lovingly cared for at every level.  The only way to really know a home’s value is from a full time market expert who understands how to read and interpret recent sales.  We recognize components that will affect value (the differences in schools, geography, level of finish, anticipated future repairs, etc).  On top of that, a full time active agent will also know how the current market conditions will affect the likely sale price of a given home.  It’s hard for the average bystander, or part time agent to have a true understanding of what the market is doing at a given moment.

Any transaction that involves something as personal as a home has the potential to become emotional.  Anytime emotion is involved, things can get dramatic and that’s not usually a good thing.  Our agents train on this reality all through the year because we understand that if we reduce the drama for our clients (and ultimately for the other side of the transaction), they will have a better experience and therefore enthusiastically refer us to their friends.  

It’s true that getting a real estate license is about as difficult as getting a driver’s license.  Because of this low bar of entry, a lot of well-intentioned yet unskilled, poorly trained, and sometimes insecure folks become Realtors.  Without the skills they need, these agents often resort to what comes natural in a tense negotiation and that can mean lashing out against other Realtors and venting to their clients.  When that happens, transactions that should have happened, blow up instead.

There are a lot of ways that folks choose a Realtor to help them buy or sell property.  Some folks will call off a sign in someone’s yard, some will read reviews on-line and make their choice, some from a piece of mail, and believe it or not some will choose their agent from an advertisement on a grocery cart seat.  But far and away the #1 way most people choose their Realtor is from the referral or recommendation of a trusted friend.  At Southwestern Real Estate, we only train our agents to develop a referral network of friends and past clients to pass our names along when there is a need for real estate help.

Why is that important for you?  We know that our future clients come from our current clients satisfaction.  We can’t blow off our current clients because we’ll get log on to some internet portal that will set us up with more clients.  We only get more clients if our current clients become a spontaneous extension of our sales force.  We win by you getting what you want.
